On instruction to market your home, you will advertised on a state of the art in house computer system connecting your property to prospective buyers, online marketing on all leading web portals, display boards within the office, a for sale board outside of your property, superb sale particulars and you will also receive monthly feedback via your personal sales negotiator on your property.
On receiving an offer:
We will negotiate the best possible offer we can achieve for you, confirm the prospective buyer’s position, check they are able to proceed with regards to financing the purchase and they have a solicitor acting for them.
While under offer:
At this point again you will receive service second to none. We will manage the sale of property by keeping in regular contact with the solicitor’s and making sure everything runs smoothly, making sure that the surveyor has been out to the property (if being purchased by a mortgage), and chase up the report, and deal with any problems that may arise efficiently, obtain the mortgage offer (or proof of funds if cash purchase), convey with the sellers and buyers solicitors towards arranging an exchange date, and subsequently a completion date.

Home Information Packs:
In relation to Home Information Pack (HIPs) we have teamed up with a regional provider in the name of PartnersHIPs part of Browell Smith & Co, that enable us to offer HIPs to our clients either on a deferred or up front payment scheme at very competitive prices. HIPs became new legislation on the 1st of August 2007 and anyone selling a property (with exception to a few clauses) requires a HIP.
As of the 5th August 2009 a new part of the HIP was introduced called the Property Information Questionnaire (PIQ). This is where the seller is required to fill out a questionnaire about the property and submit it with the completed HIP. For further information please contact one of our team.
