Since the introduction of the TDS, Inventories have increasingly important, in order to ensure the terms of the tenancy agreement have been adhered to by the tenant upon termination of the tenancy agreement prior to the return of the bond/deposit. Before any prospective tenant moves into one of our landlord properties, it is the policy of Grant Phillip Lowes Estate Agents to require the prospective tenant to submit an application and to agree to background referencing checks. At Grant Phillip Lowes Estate Agents we will then ensure that background referencing is carried out using a national referencing company. A report on the prospective tenant will be produced and Grant Phillip Lowes Estate Agents will report back to you with a recommendation as to the suitability of the prospective tenant. If you would like to then go ahead we will then draw up the relevant Tenancy Agreements on your behalf.

Tenants Information:
Before a Tenancy Agreement can be drawn up, it is the policy of Grant Phillip Lowes Estate Agents and the landlords it represents that an application must be completed fully and submitted to Grant Phillip Lowes Estate Agents along with the application fee.
Once an application is submitted it is then sent to a National Referencing company that may conduct a credit, background and employment reference check on you. This is a mandatory procedure for renting a property through Grant Phillip Lowes Estate Agents.
These are drawn up, once the reference check has been completed and the landlord agrees to proceed with you as the tenant. Before signing this agreement which is legally binding, we recommend that you read it in full. Upon signing this agreement the Bond/Deposit must be paid along with the first month's rent. We will also arrange a standing order to be set up for collection of future rents.
This is the amount expected to be paid in full every month/week on the arranged rent date in accordance with the terms of the Tenancy Agreement. For Managed Properties, this must be either paid in cash or by standing order to Grant Phillip Lowes Estate Agents.
A Bond/Deposit is required from all tenants which is refundable upon completion of the tenancy in accordance with the terms of the tenancy agreement. The Inventory is a record of condition of the property before you move into the property you are trying to let. On Managed Properties through Grant Phillip Lowes Estate Agents, we will visit the property during the tenancy at agreed intervals and upon its termination in order that we can report to the landlord upon the condition of the property prior to the return of the bond/deposit in accordance with the tenancy agreement. We expect you as the tenant to sign the Inventory following inspections of the property.
