1 Tenant Finding Service Only:

  • An expert rental valuation and advice on how to market your property;

2 Managed Package: includes all Tenant Finding Services, described above and the following additional services

  • Inventories conducted at commencement and termination of Tenancy with interim inventories carried out in order to ensure a record of the condition of your property is maintained throughout the tenancy.
  • Access to our maintenance department to commission routine repairs.
  • Arrangement of agreed methods for collection of rent. Please note that whilst all efforts will be made to collect rent arrears, we accept no responsibility attached to a defaulting tenant, dilapidation or non payment.
  • Peace of mind that all queries from the tenant are dealt with on your behalf quickly and efficiently.
  • Transfer of rental income to either a nominated bank or via cheque.

The Deposit/ Bond:

From 6 April 2007, all deposits (for rent up to £25,000 per annum) taken by landlords and letting agents for Assured Shorthold Tenancies in England and Wales, must be protected by a tenancy deposit protection scheme. This government legislation, 'The Tenancy Deposit Scheme' (TDS) requires that the tenant's deposit must be protected and held in a Government backed scheme. At Grant Phillip Lowes Estate Agents we can arrange for your deposit/bond to be held securely in such a scheme, we use Mydeposits.co.uk

Inventories:

Since the introduction of the TDS, Inventories have increasingly important, in order to ensure the terms of the tenancy agreement have been adhered to by the tenant upon termination of the tenancy agreement prior to the return of the bond/deposit. An accurate Inventory of a property prior to and after the tenant moves in is essential. At Grant Phillip Lowes Estate Agents all our Managed properties have the Inventory service included. Gas Safety Certificates (CP12s):

No property can be legally let unless a valid Gas Safety Certificate is present on the property. At Grant Phillip Lowes Estate Agents we can arrange for gas appliances to be tested and certificated at prices starting from as little as £55. Please contact us for further information.

Insurance:

At Grant Phillip Lowes Estate Agents we are more than happy to arrange a quote on Buildings & Contents Insurance for you through an Independent Insurance Consultant.

Referencing:

Before any prospective tenant moves into one of our landlord properties, it is the policy of Grant Phillip Lowes Estate Agents to require the prospective tenant to submit an application and to agree to background referencing checks. At Grant Phillip Lowes Estate Agents we will then ensure that background referencing is carried out using a national referencing company. A report on the prospective tenant will be produced and Grant Phillip Lowes Estate Agents will report back to you with a recommendation as to the suitability of the prospective tenant. If you would like to then go ahead we will then draw up the relevant Tenancy Agreements on your behalf.

Tenants Information:

Applications

Before a Tenancy Agreement can be drawn up, it is the policy of Grant Phillip Lowes Estate Agents and the landlords it represents that an application must be completed fully and submitted to Grant Phillip Lowes Estate Agents along with the application fee.

Referencing

Once an application is submitted it is then sent to a National Referencing company that may conduct a credit, background and employment reference check on you. This is a mandatory procedure for renting a property through Grant Phillip Lowes Estate Agents.

Tenancy Agreements

These are drawn up, once the reference check has been completed and the landlord agrees to proceed with you as the tenant. Before signing this agreement which is legally binding, we recommend that you read it in full. Upon signing this agreement the Bond/Deposit must be paid along with the first month's rent. We will also arrange a standing order to be set up for collection of future rents.

Rent

This is the amount expected to be paid in full every month/week on the arranged rent date in accordance with the terms of the Tenancy Agreement. For Managed Properties, this must be either paid in cash or by standing order to Grant Phillip Lowes Estate Agents.

Bond/Deposits

A Bond/Deposit is required from all tenants which is refundable upon completion of the tenancy in accordance with the terms of the tenancy agreement. At Grant Phillip Lowes Estate Agents we WILL NOT ALLOW a tenancy agreement to commence unless the landlord has agreed to one of these schemes.

Inventories

The Inventory is a record of condition of the property before you move into the property you are trying to let. On Managed Properties through Grant Phillip Lowes Estate Agents, we will visit the property during the tenancy at agreed intervals and upon its termination in order that we can report to the landlord upon the condition of the property prior to the return of the bond/deposit in accordance with the tenancy agreement. We expect you as the tenant to sign the Inventory following inspections of the property.
